Jamshri Realty has unveiled plans for Solapur’s first integrated luxury lifestyle district, marking a major private investment aimed at transforming the city’s urban and commercial landscape. Spread across 15 acres, the mixed-use development will combine retail, offices, hospitality, wellness and residential living within a single master-planned precinct and is scheduled to launch in 2026.
The project, part of the larger Jamshri City redevelopment, entails a planned investment of ₹400 crore and is among the largest real estate initiatives undertaken in Solapur in recent years. The district is being developed on the historic Jamshri Mills campus with the company adopting a heritage-led placemaking approach that blends adaptive reuse with modern infrastructure.
At the core of the development is Jamshri City High Street, which has already crossed 50% completion. Several national retail brands, including Westside, Zudio, Star Bazaar and Mr DIY, are operational, while additional anchor tenants are in advanced stages of fit-out. Over 1.2 lakh sq. ft. of heritage structures are being preserved and repurposed as part of the retail precinct, helping reduce embodied carbon while retaining the site’s historical character.
Beyond retail, the district houses Ileseum Clubs a premium sports, fitness and wellness ecosystem catering to more than 600 families and Jamshri Ignite a dedicated business park that has attracted IT and BFSI occupiers, including the Mahindra Group. As part of the next commercial phase, Jamshri Realty plans to develop a 1,50,000 sq. ft. IT tower targeting IGBC Gold or Platinum certification.
With the adaptive-reuse phase nearing completion, the company is now moving ahead with its greenfield expansion, which will include a 3,00,000+ sq. ft. mall a 100-key premium business hotel, a modern office tower and a sustainable luxury residential township. The residential component will feature energy-efficient design, pedestrian-friendly streets and integrated renewable energy solutions. The overall development is expected to generate over 4,000 direct and indirect jobs across construction, retail, hospitality and technology services.
According to Rajesh Damani, Founder and Managing Director of Jamshri Realty, the project reflects the growing importance of non-metro cities in India’s growth story. “Tier II and III cities are emerging as powerful economic engines and deserve infrastructure and lifestyle offerings comparable to the best in the country. With Jamshri City, our goal is to create a benchmark integrated district that supports sustainable growth, employment, and enhanced liveability for Solapur” he said.
The development is being executed with a strong ESG focus, incorporating rainwater harvesting systems, comprehensive waste management and EV-ready mobility infrastructure. Jamshri Realty said the Solapur project will serve as a blueprint for similar integrated lifestyle districts with the company currently evaluating opportunities in Kolhapur, Nashik and Sambhajinagar, where new announcements are expected in the coming financial year.
Once completed, Jamshri City is expected to emerge as a key urban anchor for Solapur, driving fresh investment, strengthening the local economy and positioning the city more prominently within Maharashtra’s evolving economic corridor.
