Oberoi Group to Develop Luxury Resort at Makaibari Tea Estate, Darjeeling
EIH Limited, the flagship company of The Oberoi Group, has announced the signing of a management agreement for a new Oberoi luxury resort at the Makaibari Tea Estate in Darjeeling.


The development aligns with the group’s long-term expansion strategy focused on destination-led luxury hospitality in high-value natural locations.

Established in 1859, Makaibari Tea Estate is one of the world’s oldest tea estates and spans 1,236 acres, or 500 hectares. The estate is known for its Himalayan setting, forest cover and biodiversity. It also houses one of the world’s oldest operational tea factories, constructed using wood, bamboo and cast iron. In 1988, Makaibari became the world’s first fully certified organic tea estate and has followed biodynamic and permaculture farming practices for decades.

Beyond agriculture, Makaibari has a long-standing community-led operating model that includes fair labour practices, livelihood development and ongoing support for worker families. This approach aligns with The Oberoi Group’s focus on responsible hospitality and community engagement.

The Oberoi, Makaibari Tea Estate, Darjeeling will feature 25 keys and is scheduled to open in 2030. The resort is being designed by Nava Design Studios Co. Ltd., Bangkok, and developed in partnership with Luxmi Tea Co Private Limited. 

Located 35 kilometres from Bagdogra International Airport, the property is planned to balance accessibility with low-density development. The master plan also allows for the addition of future keys, subject to environmental and design considerations.

The signing comes as EIH Limited continues to execute its expansion roadmap. The company currently has a pipeline of 29 upcoming hotels and luxury cruisers scheduled to open by 2030, adding approximately 2,251 keys across India and select international markets. 

A large share of these projects will be operated under management contracts, reinforcing this model as a core component of the group’s growth strategy. With the Makaibari project, EIH Limited strengthens its presence in heritage-led, nature-driven destinations while expanding its luxury portfolio in eastern India.
