Fortune Plans INR 60,000-Cr AI Data Centre Park in Telangana; Eyes 300 Acres in Gujarat

Fortune plans to develop a hyperscale AI data centre park in Telangana at an initial outlay of INR 60,000 crore, the company said. At full build-out, cumulative capital deployment could rise to INR 1 lakh crore as additional phases are commissioned.

The Fortune Data Center Park will span about 170 acres in Kandukur Mandal, Ranga Reddy district, within the Hyderabad Metropolitan Region. The project is led by Fortune Hospitality & Infra LLP through its SPV, Sudeeksha Estates LLP, in partnership with global data-centre operators and hyperscalers.

The campus is planned to support 1,200–1,600 MW of IT load across four independently operable hyperscale modules, each capable of up to 400 MW for AI, cloud, colocation and high-performance computing workloads. The land was allotted under G.O. Rt. No. 125 of the Telangana Industries & Commerce Department, dated July 17, 2026.

Fortune has secured a sanctioned power capacity of 2,000 MVA from TGTRANSCO. The site sits less than 500 metres from POWERGRID’s 765/400 kV infrastructure and is adjacent to TGTRANSCO’s 400/220 kV substations.

For cooling, the company plans to use treated greywater and closed-loop systems with recycling and continuous monitoring, aiming for freshwater use well below that of a conventional industrial park of similar scale. Power will be sourced through long-term solar and wind PPAs, with round-the-clock renewable options under evaluation.

Telangana Industries and IT Minister D. Sridhar Babu said the state is positioning itself as a global AI data-centre hub while holding to its net-zero commitments.

Separately, Fortune has proposed acquiring 300 acres in Sanand, Gujarat, for a second data centre park. The proposal is at a preliminary stage, pending land allotment and statutory approvals.

The Telangana campus forms part of the digital-infrastructure corridor around Hyderabad and Bharat Future City with direct connectivity to NH-765, the Outer Ring Road and Rajiv Gandhi International Airport, along with a planned carrier-neutral fibre backbone. The project is expected to generate 4,000-5,000 direct and indirect jobs, including about 1,000 high-skilled technical, engineering and operational roles.
